A dependable flat roof starts below the waterproof covering

For flat roofs South East London homeowners need a covering and a supporting build-up that work together. Armoured Roofing Ltd repairs and replaces flat roofs over rear extensions, garages and dormers using EPDM rubber, torch-on felt or GRP. A split surface is only part of the inspection: we also examine the deck, drainage falls, perimeter trims and the upstand against the house to find why water has entered the room below.

Rear additions to London terraces often leave little room between the roof and an upstairs window sill. That makes insulation depth, flashing height and the finished roof level especially important. Dormers bring short outlets and awkward corners, while a garage roof can hide damaged boards beneath an apparently intact covering. We establish the roof construction and plan the new layers around these constraints, including the insulation needed to meet applicable building regulations.

An EPDM single-sheet bonded membrane can minimise field joints on a straightforward extension. Reinforced torch-on felt offers a layered system, while GRP uses glass reinforcement and resin over a compatible deck. Each needs its own preparation, edge details and installation conditions. We specify sound OSB3 decking where suitable, resolve wet or weak areas before covering them and explain the proposed system in your quote, including the route rainwater takes to the outlet.

  • The deck sags between supports above an extension ceiling
  • Water remains around an outlet because the surrounding fall is wrong
  • A GRP corner has cracked beside a roof opening
  • Damp follows the perimeter of a dormer rather than its centre

Our method

How we build the flat roof layers

  1. Establish the construction. We assess the existing deck, insulation position and drainage arrangement before proposing a replacement system. Roof height at sills, outlets and wall junctions informs the finished build-up and edge detailing.
  2. Remove failed roof layers. The damaged covering is stripped to expose the substrate, with wet materials identified during opening. Unsound boards and supporting timber are addressed before any new waterproof layer conceals the condition below.
  3. Prepare falls and insulation. Suitable decking, drainage falls and the agreed thermal layers are installed as a coordinated build-up. Vapour control and ventilation needs follow the chosen roof design, rather than being added as unrelated extras.
  4. Install the specified membrane. EPDM is bonded with compatible adhesives, felt layers are installed to their system specification, or GRP reinforcement is laminated onto the prepared deck. Each method includes its own corner and penetration details.
  5. Complete outlets and perimeter. Trims, upstands and outlet connections are finished to suit the membrane. We check the drainage route and inspect vulnerable junctions before clearing offcuts and explaining how to avoid damaging the new surface.

Step by step

Questions to resolve beneath a flat roof surface

  1. Locate the discharge point. We identify where the roof should drain and inspect the route into the gutter or outlet. Water gathering at the far corner can reveal a fall problem that a fresh membrane alone would repeat.
  2. Determine the deck condition. Boards need adequate support and a suitable dry surface for the chosen system. Opening the roof establishes the extent of damp damage, including board edges and joist ends beside a persistently leaking upstand.
  3. Design the thermal arrangement. A warm roof places insulation above the structural deck within a coordinated build-up. We assess the available height and moisture control requirements, then specify the arrangement appropriate to the existing extension or dormer.
  4. Detail every interruption. Roof openings, soil pipes and changes in level interrupt the main sheet or coating. Their supports, collars and upstands are planned with the waterproofing system, so detailing is resolved before the broad surface is installed.
  5. Set the perimeter levels. Rear extensions in Lewisham and dormers in Bromley can have tight clearances. We check the new surface against brickwork, sills and gutters to keep a workable weathering height at each edge.

Select the system around the roof construction

  • Bonded EPDM rubber: EPDM can cover a simple rectangular roof with a single field sheet bonded to a suitable substrate. Corners, outlets and terminations still require their own compatible accessories, with careful adhesion at the perimeter.
  • Reinforced torch-on felt: A specified felt system uses bonded layers with properly formed laps and upstands. The method accounts for nearby combustible details, with suitable alternative application arrangements where direct torch use would create a risk.
  • GRP fibreglass: Glass reinforcement and resin create the waterproof layer over a suitable deck, finished with the specified topcoat and trims. Deck joints, preparation and application conditions all influence the finished surface and its ability to accommodate movement.
  • A focused detail repair: A sound roof with a failed trim or isolated puncture can be assessed for a compatible repair. If water originates from an adjacent pitched slope, our roof repair service addresses that source instead of renewing an unaffected flat covering.

How long flat roofs takes

The amount of work below the surface is a major part of the programme. A covering replacement on a sound garage deck differs from an extension needing boards, insulation and drainage adjustments. We allow for substrate preparation and the chosen system's application conditions, explaining each stage before the roof is opened.

What affects the price

  • Flat roof dimensions and the number of separate roof levels
  • Selected waterproofing system and compatible perimeter components
  • Replacement deck area, joist repairs and support improvements
  • Insulation build-up and changes to falls or outlet positions
  • Quantity of upstands, penetrations and restricted access details

Use our flat roof quote form to describe the building and symptoms. The specified flat roof work carries warranties on workmanship and materials, terms explained before work starts, with the chosen system and preparation clearly recorded.

Looking after it afterwards

Keep the outlet clear through appropriate maintenance and avoid storing pots, equipment or building materials on the membrane. Do not puncture the surface to attach cables or brackets. From a safe viewing position, look for changed drainage patterns, displaced edge trims or damage following other building work, and report these before moisture reaches the deck.

Before you book

Straight answers about your roof

Is EPDM always installed without any seams?
A simple roof can often use a single field sheet, but penetrations, complex shapes and some sheet sizes require detailed joints. Outlets and perimeter connections still need compatible bonding, sealing and termination components.
Can you put a new membrane over rotten decking?
A weak or wet base must be addressed before replacement waterproofing is installed. Covering it conceals the defect and leaves the new surface without reliable support, so we identify the board repairs within the proposed work.
How do you choose between felt and GRP?
We compare the roof layout, substrate, access and detailing requirements. GRP needs a suitable dry deck and controlled application conditions; felt uses a specified layered arrangement, with heat risks assessed wherever torch application is proposed.
Does replacing my extension roof involve insulation?
We assess the existing construction and applicable thermal requirements before setting the new build-up. Insulation thickness, vapour control and ventilation strategy are considered together, with the finished height checked against door thresholds, sills and wall flashings.
Can a flat roof drain through a parapet outlet?
Yes, the outlet must be integrated with the lining and positioned to receive the roof's falls. The surrounding upstand, discharge route and provision for dealing with blockage are considered together when the detail is repaired or renewed.
Is OSB3 waterproof without a roof covering?
OSB3 is a structural board suitable for humid conditions, not a finished waterproof roof. It needs protection within the specified build-up, adequate support and correctly installed waterproofing rather than being left exposed to persistent rain.
Why does the new insulation affect the wall flashing?
Insulation above the deck raises the finished roof surface. We check the remaining upstand height and nearby sills so the flashing can still provide an effective junction without water reaching the top of the waterproofing.
Could a loose gutter be responsible for my flat roof leak?
A displaced gutter or blocked outlet can interfere with discharge at the roof edge. We inspect that connection and include any necessary [[guttering work|/guttering/]], while checking that the membrane termination itself remains sound.
